6 tactics to help you rent your office
Most business owners fear the day they have to search premises office.
Whether your company grows or you start a new business, you will always face the same problem: finding the place perfect.
It will take time, effort, dedication and money to go through hundreds of classified ads and Internet Web sites reference. Of course, you can leave a commercial real estate broker to do the work for you, but like any consulting services, it will cost you much.
The challenge is easier than you think
By asking yourself the following 6 questions, you will be able to identify your needs and optimize your search. This little reflection will save you time and money. And perhaps most importantly, your search will be less stress.
1) Where is my target audience located?
We often confuse where we want to be, and where we must be. A health professional has recently contacted me to ask the price of service offices in Midtown (New City, New York, NY). He about to launch a corporate massage therapy business and needed office space. Instead of talking numbers, I simply asked him where his clients Whence. His answer was "Manhattan and Broadway.
He suddenly realized the magnitude of his error. He wanted to save money before building its clientele. However, it is more important to be close to its customers.
2) Is it an accessible business?
Not only must we consider this question from a customer perspective, but also with your employee mind. There is nothing more frustrating than driving around the block until you can find a parking spot or walk a half-mile Unfortunately, your office is too far from public transport. For example, a school of international language must be central and handy for travel.
Keep this in mind and you will see people smile instead of irritating!
3) How the space is configured to create an environment work effectively?
It is up to how you want your team to function. Do they need privacy, and therefore an area completely partitioned, for example investment banks or law firms? Or do they have to work more with the other the day and therefore would best fit into an open space (ie graphic design firms)?
Few homeowners are flexible on customizing their space. Give preference to those who can meet your needs. (Ie furnished offices and business centers)
4) What image of the company I want to show my clients / customers?
For most companies, the image is. It took years of hard work to take it up, and your image should be taken into consideration when choosing your office space. You should consider both to the building exterior and the interior of the suite.
I remember a job interview and be shocked by the poor condition of the carpet reception. Is this the image you want your business to project?
On the other hand, one of my friends has recently invested a large sum of money from a private bank in Vancouver. Although relatively new to the company they seem to be trustworthy and stable thanks to a luxury office building located in a beautiful downtown.
In other words, research owners who are willing to renovate their space before renting. This will show they are serious about their business because they know that you are improvement of their mandate and increase its value.
5) What type of lease best aligns with the goals of my company?
Do you have a short term or long-term plan of the company? Are you in a market where the vacancy rate is below 5% and you necessary to ensure a gap of 3 to 5 years? Then your future landlord provide you with alternatives as your business grows?
Planning is your best option in a tight market trading. Securing long-term leases give you stability. transferability of the lease negotiation will help you to anticipate the growth of your business.
6) Will I use amenities such as a meeting room or hospitality services?
There is no such thing as a free lunch
Who has ever heard this phrase from Robert A. Heinlein? Nothing is free in the business world, and these services are no exception. They will be included in your monthly rent, or charged separately. So think twice before choosing an office for its extra features!
Do you really use a conference room, and how often? If you do use it once a month, then it does not matter whether it is charged on top of your rent or not. However, if you need it more often then prefer a contract where management services are included in your monthly fee.
